School Bell Rental Policy

It is our policy to allow a maximum of 2 occupants per bedroom in our apartment homes.  short-term leases may be available, depending upon availability, at an additional cost.

Costs you will incur renting an apartment at School Bell:

  • Application Fee:  Our non-refundable application fee is $40.00 per applicant.  Once your application is approved you will provide us with a $200 hold fee that will be credited towards your 1st months rent.  This $200 hold fee is non-refundable should you choose to cancel and not move into your apartment.
  • Criminal Check:  Any person(s), who is 18 years old and above, and will reside in the apartment, will be charged separate $15 non-refundable fee. 
  • Security Deposit:     Our refundable security deposit is equal to 1 month`s rent.  this will be discounted to 1/2 month`s rent pending credit approval.
  • Pet Deposit:     A maximum of 2 cats are accepted with a $300 refundable deposit per cat.  A maximum of 1 dog (weight restriction is 30 pounds) is accepted with an $800 refundable deposit.
  • Utilities:     You will be responsible for putting the gas and electric utilities into your name.   Cable, Phone and High Speed Internet Access are available through Comcast and Verizon FIOS.
  • Renters Insurance:     All residents are REQUIRED to have a minimum of $300,000 liability and $20,000 contents coverage.  Proof of insurance MUST be provided prior to received keys.

Applicant Requirements:

Each prospective resident is required to complete a rental application and provide our Management Office with the following:

  • Two Forms of Identification, preferably a Photo Drivers License and Social Security Card.
  • Signed authorization of criminal background check processing.
  • Proof of Income: Last two pay stubs, letter of hire, or tax forms.

A positive credit, rental, criminal, and employment history is required, in addition to the following minimum income requirements in order to be considered for an apartment at School Bell:

One Bedroom Junior - One applicant must have a gross yearly income of $30,000    Two applicants must have a combined yearly income of $40,000

One Bedroom - One applicant must have a gross year income of $33,000                    Two applicants must have a combined yearly income of $43,000

Two Bedroom One Bath - One applicant must have a gross yearly income of $36,000 Two applicants must have a combined yearly income of $46,000

Two Bedroom Two Bath - One applicant must have a gross yearly income of $39,000 Two applicants must have a combined yearly income of $49,000

Three Bedrooms - One applicant must have a gross yearly income of $45,000           Two applicants must have a combined yearly income of $55,000
